The
most valuable asset
of The Greek Property Society
is the
body of lawyers who are professional and effective in
dealing with
all aspects in the Property market of Greece.
The Society's lawyers
are all affiliated with the Law Society of Greece
have setup
The Institute Real Estate Agents of Greece.
In Greece under the law all persons that wish to open up
and operate a business need to have a license by the Government in any
chosen profession.
In
countries around the world and Greece unlicensed companies that operate and
trade are doing so outside of the law with no come back to themselves. This
is the area that primarily concerns the lawyers of
The Greek Property Society
in
Greece dealing with the property market, that protect of clients money in
any investment in Greece. This is important for the creditability of Greece
to attract foreign and direct investment in a safe professional environment
with safety guards in place that are regulated.
The
Institute Real Estate Agents of Greece is the regulatory body in the Real
Estate market, that officially vet
any operating Real Estate company that are licensed. The
Institute upon a submitted application to become a Fellow are fully vetted
under the strictest
rules and regulations sanctioned by
The
Institute Real Estate Agents of Greece and
The Greek Property Society.
If the Real Estate company in Greece is successful with all the criteria's
and passes the Institutes examination boards then a Fellowship is awarded.
In
order to ensure that all Fellows associated with the Institute and the
Society meet recognised professional standards, the Institute and the
Society acts as a regulatory watch dog board monitors official licenses
and endorsed fellowships to Fellows. Each year an audit is carried out on
the affiliated Fellows
and only Fellows that satisfy the Auditors in terms of their practices and
dealings with clients will be retained within the Institute. This
regulatory board will govern all property transactions conducted by any
Fellow Real
Estate Agency affiliated to The Institute and The Society. In Greece many of
the Real Estate offices have no licenses and have no training in the
real-estate market. As a governing body we can protect the property market
by regulating activates carried out by our Fellows.
The
focus of
at
The Greek Property Society is the protection of clients money. We never take a payment or transfer
funds on any property transaction until the courts
of Greece are totally satisfied that all documents
relating to the property for sale are in order.
Only then do we complete the property
transfer. In relation to the land registry system of
Greece, there are many properties with little proof of ownership or no title
deeds. This is the main area where transactions can become complicated and
is one of the main reasons for the establishment of the Society, to provide
a professional body to regulate the property market.
The
Institute is now actively setting up partnerships in
European and none European countries around the world with Estate Agents.
Greece is now becoming one of the property hot spots in Europe.
The Institute and The Society
has been formed directly to deal with European and other Countries,
selecting partners in selling and adverting properties in Greece. The strong
demand in the property sector in Greece is now beginning to be regulated
through the work of
The
Institute Real Estate Agents of Greece and
The Greek Property Society whose aim is the protection of clients investment
money. We at The Society prefer to have a direct link with professional
Estate Agents within European and other countries, linking our Webpage's to
theirs in a professional marketing drive for the sale of properties, with
the backing of The Greek Law Society and
Institute Real Estate Agents of Greece.
The
establishment of other Estate Agents outside Greece offering Fellowships
to The Institute is a prime areas actively in action. These offered
Fellowships are for Estate Agents to offer to there existing client offering
secondary homes in Greece and for new potential clients, from an recognised
source. As a Fellow you shall receive the endorsement of the Institute with
a practicing participation Log for stationary and adverting. As property
laws differ in each country, we shall provide The Greek Property Society
Property Law Guidelines to all Fellows so that a general understanding is
available for interested clients in relation to property transactions in
Greece.
It
is anticipated that the Fellow Real Estate Agents, with their clients, shall play a key role in the
property transaction. As a secondary protection of clients money the
Society has setup
Lawyers/Solicitors in local areas to assist with checking all document,
legal paperwork's, advising clients according to the guidelines set out by
The Greek Property Society
for property conveyancing. Prior to
transferring clients funds to The Society's lawyers who are involved in the
property transaction in Greece.
We understand that Estate Agents have established links with practicing
Lawyers/Solicitors, where the existing partnership exists than the
Lawyers/Solicitors can be affiliated to The Greek Property Society as a member
representative for clients in property transaction and shall receive a Property
Law package to advise clients.
We
are now looking for
Estate Agents to become Fellowships with
Institute Real Estate Agents of Greece. The Estate Agents business/contact information will be advertised on our
website, as official Fellowship to
Institute Real Estate Agents of Greece
thus guiding clients to your offices as contacts. Your participation shall
be rewarded with a percentage of % negotiable on the terms of a
property transaction of the total property price
minus 250.00 Euros (two hundred and fifty euros) of the property
exchange for The Society's administration work.
The
selected
Fellow Estate Agents shall be encouraged to promote Greek properties through
their websites. Greek nationals are also active in purchasing second homes
in other counties, also our students that are studying abroad often seek
property lettings, therefore, on request, we will also advertise Real
Estate Agents properties though a link to our website. In the event that an Estate
Agent in a foreign country is a member of a professional recognised Society this
shall savvies as a recondition of profession that the Institute shall
recognised. In the event that an Estate Agent is an independent sole
trader etc, than a application shall be required to be filled for the Institute
to consider.
These
agreements shall be on a partnership/contract basis with all parties
involved. Where clients have contacted us directly, we will provide
them with a list of
Fellow Estate Agents.
The client will ultimately decide which Estate Agents lawyer/solicitor they wish to
represent them.
