JOB OPPORTUNITIES
The
Society offers equality of opportunity in its selection of agents.
Contracts are available for potential local regional agents under
application. All applicants are strictly vetted under The Greek Properties
Society's 'contract for services' regulations. As the Society operates under
the Law Society of Greece, all applications will be investigated to
the fullest.
The
opportunities available are for individuals that have a flare for
communication. Applicants that have no previous knowledge of the real
estate or construction industries will be provided with the necessary
training. This training will directly benefit the individual and
enable them to become a professional negotiator in the real estate market.
The
applicant must be over 21 years of age, with their own car and full
clean driving license, mobile phone, lap top computer, digital camera, home
PC and internet connection. These are the essential tools for success as
they are the applicants negotiator tools. The applicant must be self
motivated, of smart appearance and educated in 2 of the listed foreign
languages to a reasonable standard. The essential languages are
English, German, Dutch and French. As an ambassador of The Greek
Property Society, the applicant shall be required to give professional
property viewings of the Society's Properties on the current directory.
If
successful, the applicant shall become an Agent of the Greek Property
Society.
The
Agent shall not be an employee of the Greek Property Society.
The
Agent selling 1 home with a new build can achieve an income of 12,000.00 to
20,000.00 euros per year. More productive Agents target earnings
should be in the region of 50,000.00 plus per year.
The
Agent shall be issued with a territory region to work within. The
unique method of operation of the Greek Property Society is that all Agents
will operate a branch agency of the Greek Property Society, the
requirements of which are listed below.

The Agent shall provide and maintain his/her own office premises/place of
work. If this office premises/place of work is to be used to meet
potential clients, it must be maintained in a safe condition and present a
professional view of the Agent and of the Greek Property Society.
The Agent is also responsible for ensuring that the property complies with
all building and fire safety regulations in force in the jurisdiction.

The Agent shall maintain his/her
own car in a safe and road worthy condition and ensure that vehicle
complies with all road traffic regulations in force in the jurisdiction.
Furthermore, in the event that the Agent is using his/her own car for the
transportation of clients, he/she must ensure that his/her insurance cover
is adequate to cover this type of activity.

The Agent shall ensure that
his/her PC/Laptop, mobile phone, and digital camera are maintained in full
working condition at all times.

The Agent shall ensure that the
internet connection is live at all times (within his/her control).

The Agent is responsible for the
payment of any and all costs/charges associated with the care, maintenance
and operation of his/her branch office including car, PC, laptop, mobile
phone, office phone and digital camera, insurance, fuel, electricity,
parking fines and payment for any additional staff that the Agent recruits
to run his/her branch office. The Greek Property Society shall not
bear any costs with the exception of those outlined below.
Responsibilities of the Agent
-
The Agent shall be responsible for the running of a branch of the Society,
and shall be paid on a commission basis directly related to the number of
properties sold in the applicants region. The more an applicant
achieves through his/her effort, the more financial rewards are gained.

The Agent shall visit on a regular basis areas within their territory
region, including rural villages, costal villages, Towns and Cites in
Greece for the purpose of acquiring new properties for sale and
maintaining contact with sellers.

The Agent shall set up programs for exhibitions of
Real Estate in appropriate locations in Villages, Towns and Cities, for
the purpose of acquiring properties for advertising on the Property
Directory.
-
The Agent shall visit
potential sellers properties and/or land to gather information, take
photographs and assist sellers with the completion of the Society's
standard application form. No other form is acceptable for the
purposes applying to the Greek Property Society for advertising.
-
The Agent shall
contact local authorities, churches and monasteries
to acquire properties to be either leased or sold and placed on the
Property Directory.
-
The Agent shall be available to bring clients,
advised to them by the Greek Property Society, for viewings within their
territory region. Requirement for viewings is primarily be at peak
holiday periods in the summer period when enquiries are typically are at
their highest.
While in the company of the Agent, the client's welfare is the total
responsibility of the Agent.

The
Agent shall sell premium advertising space on the Property Directory and
shall be paid for each advertised property successfully negotiated
and signed by the property client.
-
The
Agent shall be required to visit property owners. A fee of 50 euros
is charged to the property owner to place an advertisement, including
photos. The Agent's commission for each property for sale
advertisement placed, shall be 25 euros. Once the property details
are completed with the property owner, full details must be sent via email
to the main office within 24 hours. The properties shall then be loaded
onto the main Property Directory within 72 hours. The Agent must ensure
that full payment has been received from the property owner before the
advertisements are placed.

The
Agent must, within 7 working days, pay all Property advertisement fees,
minus the agents commissions of 25 euros, into the Society's bank account
or to one of the lawyers offices. In the event that a payment is not
received within 7 working day's of the placement of the property
advertisement onto the Property Directory, then immediate legal
proceedings shall be taken against the Agent to recover any
outstanding monies due, and potentially leading to a conviction for
the Agent.

The
Agent shall be required, within a region, to set up secondary connections
for commission based advertising for potential property clients. These can
be through hotel receptions, tour operator representatives, kafenion
owners etc. These secondary representatives names and addresses must be
submitted to the Society's office. Individual deals from these secondary
connections will be paid as a percentage from the Agents commission as
these secondary sources provide additional income for the Agent.

The
Agent shall approach hotels to arrange weekly exhibitions for clients or
potential clients within the hotel or have the rights for advertising
information boards within the hotel free of charge. The hotels, in
exchange for the exclusive rights to advertise on their premises, shall
have an accommodation advertisement placed on the Society's website
or a link for direct accommodation bookings free of charge.

The
Agent shall actively seek clients among incoming tourists through
advertisements (tourist papers, posters, etc) and mini exhibitions which
shall be setup weekly during the tourist season under agreement with
hotels.
Obligations of
the Greek Property Society
-
The
Greek Property Society shall provide training in the operation of the
Society's activities. The Agent will be required to attend Society
conferences on new products and promotions for potential clients, as well
as any ongoing training that the Society deems appropriate.

The
Agent shall receive the following payments from the Society subject to the
Agent complying with the terms and conditions of the contract:-
a. Selling premium advertising space. The
Agent shall receive for each advertising space sold 25.00 euros
commission, the total cost of an advertisement placed is 50.00 euros for 2
years. This entitles a property owner to advertise a Property world wide
though the Society's Property Directory.
b. A Selling commission of 1 % of the total sale
commission price of the property minus any property taxes due, less 200.00
euros office administration costs, shall be paid to the Agent on any
property acquired by the Agent. This Selling commission of 1 % is paid on
the final transaction and completion of sale of a property. The 1 %
commission is an all inclusive payment for work carried out by the Agent
in the selling of a property.
c. The Agent shall receive a commission payment
for any successful sale of the Society's building services and/or
products. For a total new build of a residential home, 0.5% shall be paid
to the Agent from the total costs of the construction of the building
minus any taxes due and 200.00 euros office administration costs and
taxes.
d. Agents
shall receive an additional 50.00 euros per month for the achievement of
target sales per month. Targets will be set and agreed monthly by
the Greek Property Society.
e.
The
Agent shall receive, for self generated business of clients (clients that
have not been sourced by the Greek Property Society through any of its
media or contacts), an additional 0.2% commission on the
agreed rates for services sold to the client. Clients sourced through self
generation are subject vetting to determine the source of the self
generation sale. All clients brought to the Greek Property Society that
purchase land shall be paid a commission of 0.5% of the total commissions
paid after tax and inland revue deductions and from third parties
involvement arising from the land coming from another agent.. In the event that such a self generation client has come
from a source of The Greek Property Society, appropriate action shall be
taken against the Agent.
f. The Agent is encouraged to seek out new forms
of revenue. In the event that the Agent produces a workable financial
concept that is implemented and that directly increases the performance of
the Society, the Agent shall receive a cash payment of 100.00 euros.

The
most successful Agents may be offered a Regional Sales Management package
based entirely on performance and at the discretion of the Greek Property
Society. The Regional Sales Manager's role shall be to select
other Agents within a region or island, such as a Village Representative.
This local knowledge representative shall collect all the land areas for
sale on behalf of the Society through the Regional Sales Manager. The
Regional Sales Managers job shall be to set sales targets satisfactory to
the Society and ensure their achievement. They shall also be
responsible for the selection and training of new Agents as the area or
region expands.

The
Society offers an online booking advertisement Service. If the
property is within a certain territory/region and clients wish to make a
viewing, then the Agent for that territory/region shall be engaged to sell
the property and that Agent shall receive a 1% commission payment for the
sale of any such property and other percentages for Societies Services.
General
The
Agent shall be required at all times to act in a professional manner and
to strive to achieve the maximum results possible. All clients that are
produced via the Agents own personal achievement from other sources of
advertising or generated by recommendations via the Agent, shall
receive a higher percentage of commission. The Agent is encouraged to seek
out new forms of revenue from clients.
Flexibility
is a key requisite of this role. From time to time, the Agent may be
requested to carry out duties not outlined above, for example to operate
in another territory region. These requests will only be made in the
best interests of the continued success of the Society, and by implication
the Agent. In the event that such reasonable requests are made, the
Agent is expected to assist in any way possible.
Once
a property is placed onto the Property Directory, it shall be the full
responsibility of The Greek Property Society. The Greek Property Society
shall retain all rights to the disposal of the property placed onto the
Property Directory. The Agents responsibility thereafter shall be on
instruction by the Greek Property Society.
To
ensure the service provided by the Agent is of an acceptable standard,
Customer Care forms will be given to clients on an ongoing basis. These
forms will form the basis of the working relationship between the Society
and the Agent. Analysis of the completed forms will indicate the
applicants success or failure to produce a quality service. These forms
shall also provide the Society with an indication of the training needs of
the Agent. Where it is deemed appropriate, the Society will provide
such training.
The
Agent is permitted to offer the property owner, as an advertisement
incentive, the right to determine which charity foundation within
their municipality, from a specified list, that the normal charity
percentage will be paid to. These percentage payments are payable from the
property taxes due to the government under a special agreement.
The
Agent is under strict contract to the Greek Property Society. The
Society owns the rights to sell the property, and to retain the associated
commission income, of all clients from the applicants own
initiatives/sources and directly from The Greek Property Society
Directory. The applicant is not permitted to sell any other products or
services outside of those offered by the Greek Property Society, whether
or not this involves selling another building companies products, or other
real estate companies properties not associated to the Society, or any
other none related products or services. In the event that an Agent
participates in any activity contrary to the terms of this contract, the
Society shall instantly terminate the contract with the Agent. The
Society shall immediately instigate court proceedings and/or arrest
warrants, against the Agent to recover lost income through deception, none
payment due to the Society, false statements on application
advertisements, fraud, or any other means designed to deceive the Society
or unlawfully take the Society's money. The Society will always pursue
conviction and/or prison sentences for the smallest offence..
